sitEX Powerhouse

The sitEX Powerhouse in Muttenz is a 46,000 m² complex comprising office, commercial and laboratory spaces. sitEX upgraded the building (notably the “5th Floor”) to attract life‑science tenants, adding modern labs and coworking areas. The property includes district cooling and tenant amenities and was sold in 2025.

Superlab Suisse

Superlab Suisse offers a membership‑based laboratory community at Stücki Park. Tenants choose between shared benches and fully private labs, all meeting BSL‑1/2 standards. The 4,770 m² site includes cell‑culture rooms, fume‑hood rooms, cryogenic storage and meeting spaces. Membership includes comprehensive facility services, maintenance, safety training and consumables handling, allowing companies to focus on research rather than operations.

Switzerland Innovation Park Basel Area ALL

ALL (short for “Advanced Lab and Logistics”) is a major development within the Bachgraben cluster, offering more than 20,000 m² of customizable laboratory, office and production space. Rental units starting from about 800 m² will become available from 2027, enabling companies to design GMP‑compliant biology or chemistry labs combined with offices and production. The building will feature state‑of‑the‑art sustainability and energy‑efficiency measures and comprehensive amenities including meeting rooms, a canteen and goods‑handling facilities.

Switzerland Innovation Park Basel Area Main Campus

The Switzerland Innovation Park Basel Area Main Campus offers flexible labs and offices for life‑science companies. Private labs from 20–100 m² are complemented by shared laboratories around 150 m² equipped with centrifuges, PCR machines and HPLC systems. Amenities include cryogenic storage, autoclave and waste management and full facility services. Companies can expand or move within the campus, benefiting from the support of the Basel Area network.

Tech Park Basel

Tech Park Basel provides scalable labs and offices for startups and growing companies. Laboratories begin at approximately 43 m² and come equipped with fume hoods, sinks and shared instruments such as centrifuges, water purifiers and autoclaves. Tenants benefit from high‑speed internet, reception services, maintenance, meeting rooms and community networking events. The park’s flexible model allows expansion as companies grow.

Getec Park

GETEC Park Muttenz is a large industrial park providing infrastructure and utilities for chemical and life‑science production. Tenants lease flexible spaces and benefit from on‑site energy supply, logistics, wastewater treatment and regulatory services. The park’s modular concept allows custom lab and production build‑outs.

iCITY Reinach

iCITY Reinach provides modular chemical, biological and analytical laboratories, production halls and offices. Chemical labs include fume hoods, vacuum controllers and nitrogen/compressed‑air supply; biological labs meet BSL‑1/2 standards with optional safety cabinets and sterile ventilation; analytic labs offer controlled temperature and humidity. Tenants have 24/7 access, demineralized water, compressed air and nitrogen utilities and professional building management. Individually fitted labs feature 3.5 m ceilings and floor loads up to 500 kg/m².

I-Parc Allschwil

i‑parc Allschwil offers modern office and laboratory floorplates within the Basel life‑science cluster. Ready‑to‑occupy offices up to 1,274 m² and laboratory spaces from 700 m² are available. Amenities include meeting rooms, kitchens, parking and easy public‑transport access. The site’s flexibility allows stand‑alone or multi‑tenant configurations and plug‑and‑work fit‑out.

Klybeck WKL-136

WKL‑136 is a two‑story building within the Klybeck campus providing approximately 3,500 m² of chemistry lab and office space. Each floor offers plug‑and‑play offices and large laboratory/production areas with 3.2 m room height and dedicated workshop and storage zones. Goods lifts and delivery areas support logistics.

Kubus 74

Kubus 74 is a Minergie‑standard commercial building under construction in Allschwil. Scheduled for occupancy from mid‑2026, the building offers around 8,000 m² of space across five floors, with scalable modules that can accommodate large stand‑alone offices, laboratories, production facilities or showrooms. A ground‑floor delivery zone with lifting platform and spacious freight elevators support logistics.

Laboratories Bio Pur AG Reinach

Bio Pur AG offers two state‑of‑the‑art laboratories of 420 m² each in Reinach BL. The labs can be combined into a single 840 m² unit and are equipped with reverse‑osmosis water, vacuum ports, high‑pressure gas, high‑voltage power, laminar flows and cooling/clean‑room facilities. Tenants benefit from modern offices, cafeterias, meeting and locker rooms, underground parking and heavy‑duty service elevator access. With motorway access just 200 m away and Basel SBB approximately 15 minutes away, the facilities provide convenient logistics for scientific and industrial users.

Pyradock Labs

Pyradock is an office and commercial complex in Reinach offering approximately 37 units from 18 m² to over 1,400 m². The units can be combined and are suitable for offices, laboratories or production. The site provides an interactive 3‑D tour of available spaces, but details on infrastructure and services are limited.

Sonuvo – Office & Life Sciences Hub

Sonuvo is a life‑science campus comprising two buildings (H89 and G06) offering 34,969 m² of high‑quality laboratory and office space. Building H89 (≈20,900 m²) is largely laboratory space, while G06 (≈14,100 m²) focuses on offices with storage. Designed by Herzog & de Meuron and previously occupied by Idorsia, the spaces are GMP‑capable and include separate entrances, security systems and high‑quality fit‑outs.

Spexis Bio

Spexis is a clinical‑stage biotechnology company with headquarters in Allschwil. Its website describes macrocycle drug programs and partnering opportunities. It does not provide laboratory space for external clients.

TechCenter Reinach

TechCenter Reinach is a six‑story multi‑purpose building offering 25 000 m² of flexible space for production, labs and offices. Units range from 300 m² to 6 000 m², and the building provides goods lifts, delivery zones, showers and parking. Tenants can customize their own laboratories while benefiting from modern infrastructure and easy access to public transport.

UptownBasel

UptownBasel is a 70,000 m² innovation campus under development in Arlesheim/Birsfelden. It aims to become a competence center for Industry 4.0, medtech and quantum computing by offering a mix of office, workshop and laboratory spaces across several landmark buildings. The campus emphasizes collaboration, with shared services, cafés and event spaces, and provides access to the QuantumBasel computing center.

Walter Klybeck Bâle

Walter Klybeck offers modern laboratories and offices in Basel’s Klybeck district. Lab modules can be combined to support different stages of development, from startups to large teams. Shared resources include autoclaves, glassware washers, -86 °C freezers, cold rooms, chemical waste room and cell‑culture rooms. Services cover waste management, facility management, laundry service, safety training and equipment rental.
